Tell us about your early business life and what is the reason for starting work from Gwadar despite being a resident of Karachi?
Fahad Ahsan: Before we got into the construction sector, we did a lot of small-scale work that was successful by the grace of God. We went to Mahmood Ahmed Khan in 2005 for some work. He persuaded us to work in Gwadar. After that, we took a special interest in Gwadar. Today our success is in front of everyone. The main reason is to work honestly. Problems come but they are solved, they are not run away from. To this day, we have not allowed ourselves or our investors to suffer losses. We have considered honesty in business as faith. When we started work in the construction sector, it was the time of former President Pervez Musharraf and the new one in Gwadar. New investments started to be made. At that time we got land in Gwadar with a small investment and started to build this project. During this time we saw very difficult days but today as a result of hard work and struggle we are in the desert, desert, and beach. The purchased lands have been converted into the prime and central location of Gwadar. Bin Ahsan Builders and Developers’ Gwadar Sea View Housing Scheme is on Marine Drive which is equipped with all facilities and clean roads are closed. Today it is considered as a covered area of ??Gwadar. We have 120 acres of land which has been approved by all the concerned agencies. In addition to water and electricity facilities, our project also has a bank facility which is considered important in Gwadar. Besides, there is also a school facility. After the activation of Gwadar Port, will Gwadar emerge as a commercial hub like Karachi?
Fahad Ahsan: Yes, after the opening of Gwadar Port, Gwadar is the center of attention of big investors, after which the interest of a common man in Gwadar is also increasing. Keeping this in mind, we also started the project earlier. The roads of Gwadar were unpaved due to which people could hardly reach the coastal place but today that place is called Marine Drive Gwadar’s prime location. World-class roads have been built there. It has become the second city of lights where the first lands cost thousands of rupees. Now it is worth crores of rupees. In this context, we can say that the investors had a hard time and the era of investors’ good fortune has begun.
Bin Ahsan Builders & Developers also has a project in Karachi. Tell us about it?
Fahad Ahsan: Bin Ahsan Green City is in the name of our father. In view of the growing population of Karachi, development has started very fast on M-9 adjacent to Karachi as the tendency of people to live in the open air is increasing. The ASF, Navy, and other projects played an important role in this, which created an atmosphere of competition. These projects created awareness among the people. That is why we have also started our project under the name of Bin Ahsan Green City. During a function in Karachi, his work was delayed due to his file The Corona Virus, which hampered the construction of the Trust Hospital, but we want the foundation of the hospital to be laid by Dr. Abdul Qadeer Khan after Eid. We are also running other projects in the same place whose plots are worth Rs. 12 to 15 lakhs but we have a unique offer for our buyers. Start construction work on the plot for a lump sum payment of Rs. 3 lakhs and use Rs. 7 lakhs in construction work. We want to give relief to the people. We want to give confidence to the people in building houses. We want to give people our trust and confidence. Not everything is money. We will do less but we want to win people’s trust and confidence. We will provide infrastructure for Rs. 10 lakhs. Our project has all the basic facilities. Roads are being built; electricity, water, and gas have been provided. We have asked our customers for one year and we will complete this project in one year and will give consumers 120 yards in a year.
What new project would you like to introduce in the future?
Fahad Ahsan: At present we have two projects Bin Ahsan Green City and Bin Ahsan Green City Phase 1. These two are facing each other. We will soon introduce projects in the Malir area. Paperwork is underway while a project is also going to be started in Gwadar.
What is your opinion about the concessions given to the construction sector by the present government?
Fahad Ahsan: There are 72 industries connected with the construction sector which run the business of millions of people. The government realized this much later after which the construction sector got a waiver. Now the SBP including the commercial banking sector is also cooperating with the consular in the construction sector. We believe that if the construction industry goes ahead then every industry will move forward. The construction sector is huge, employing millions of people. The financial crisis came under former President Pervez Musharraf, but as soon as opportunities arose for builders, the country quickly emerged from the financial crisis. The coronavirus has also caused problems but is slowly recovering and is expected to stabilize soon.
Why do some people in the construction sector face difficulties?
Fahad Ahsan: If the builders work under full rules and regulations, then they will have to face less difficulty. To date, it has not started any work without the approval of the institutions, which is why our projects have all the basic facilities and the allottees do not have any problem with the basic facilities.
